Public Hearing Information

Certain proposed projects require public hearings to ensure all residents and interested parties are aware of petitions submitted to the City.  The following is general information regarding current public hearings with links to the public notices:


Grande Reserve - Neighborhood 1 (Annexation Agreement Amendment)

Request:  Annexation Agreement Amendment


Date of Public Hearing:  January 22, 2019 


Summary:  Grande Reserve (Chicago) ASLI VI, LLLP, owner/developer/petitioner, is proposing to amend the Grande Reserve Annexation Agreement solely regarding the number of three-bedroom homes within Neighborhood 1 (Units 23, 26 and 27), also known as The Colonies. The proposed amendment would remove, in its entirety, that portion of Exhibit E-2 as part of the original annexation agreement which states “no greater than 50% of the units shall be allowed to have three bedrooms or more [and] [t]he remainder shall be 2 bedrooms or less” and allow for the remaining residential lots within Neighborhood 1 (Units 23, 26 and 27) to be built unrestricted with regards to number of three (3) bedroom homes.

Windett Ridge - Unit 2 (PUD Agreement Amendment)

Request:  Planned Unit Development Agreement Amendment


Date of Public Hearing:  January 9, 2019 


Summary:  Al Eriksson, on behalf of CalAtlantic Group, Inc., petitioner, has filed an application with the United City of Yorkville, Kendall County, Illinois, requesting a fourth (4th) amendment to the Windett Ridge Planned Unit Development Agreement to allow for the extension of an additional three (3) years to complete the construction of a lift station and public improvements in Unit 2 of the Windett Ridge subdivision until December 31, 2023. The real property is generally located south of IL Route 71 and immediately east of IL Route 47 in Yorkville, Illinois.

Breweries (Text Amendment)

Request:  Text Amendment


Date of Public Hearing:  December 12, 2018 


Summary:  The  United City of Yorkville, Kendall County, Illinois, petitioner, is proposing a text amendment to Chapter 6: Permitted and Special Uses in the Zoning Ordinance to identify “brewery” as a permitted use in the M-1 Limited Manufacturing and M-2 General Manufacturing districts and as a special use in the B-1 Local Business, B-2 Retail Commerce Business, B-3 General Business, B-4 Service Business districts. This text amendment will provide regulations for the establishment and operation of such uses in these zoning districts. Additionally, the definition for “microbreweries/brewpubs” will also be amended to allow the maximum production per calendar year of 155,000 gallons.

Mobile Food and Retail Vendor Unit Ordinance - Food Trucks (Text Amendment)

Request:  Text Amendment


Date of Public Hearing:  December 12, 2018 


Summary:  The United City of Yorkville, Kendall County, Illinois, petitioner, is proposing a text amendment to Chapter 3: General Zoning Provisions of the United City of Yorkville Zoning Ordinance to create a new subsection regarding mobile food and retail vendor vehicles. The amendment will provide location and operational standards after the required business registration of the vendor and vehicle for food trucks and similar mobile vendors conducting business within the public right-of-way and on private property.

Prestwick of Yorkville - Dormant Special Service Area (SSA)

Request:  Dormant Special Service Area (SSA)


Date of Public Hearing:  November 13, 2018 


Summary:  The United City of Yorkville is considering forming a special service area to be called “Special Service Area 2019-1,” consisting of lots 1 through 108 in Unit 1 of the Prestwick of Yorkville residential subdivision. The general purpose of the formation of the Special Service Area 2019-1 is to provide a backup mechanism for payment of any and all costs of continued maintenance, repair and reconstruction of all common areas within the Special Service Area, including, but not limited to, entry signage, sidewalks, lighting, landscaping, open spaces, trails, and storm water systems in the event that the Owners and/or a homeowners association within the Special Service Area have failed to do so.

Heartland PUD Amendment  (Text Amendment)

Request:  Planned Unit Development Text Amendment 


Date of Public Hearing:  November 14, 2018 


Summary:  The petitioner, Marker, Inc., has filed an application with the United City of Yorkville, Kendall County, Illinois, requesting an amendment to the Heartland Subdivision Planned Unit Development to reduce the interior side yard setback from twenty (20) feet to ten (10) feet on Lot 187 of the subdivision. The real property is located at the southwest corner of the McHugh Road and Route 34 intersection in Yorkville.
