Proposed Project:


The petitioner, Matthew Hively, has filed an application with the United City of Yorkville, Kendall County, Illinois requesting rezoning approval of three (3) parcels within the former Windmill Farms development from Planned Unit Development (PUD) to B-3 General Business District and A-1 Agricultural District. An application for an amendment to the Windmill Farms annexation agreement has also been requested by the petitioner. The purpose for the rezoning and annexation agreement amendment is to establish and operate a nursery and garden center with a retail store on the proposed B-3 zoned parcel and an accessory building for storage of equipment and landscaping materials on the A-1 zoned parcel. The total proposed area to be rezoned consists of approximately 16.21-acres of vacant land near Illinois Route 71 (Stagecoach Trail) and Illinois Route 126 (Schoolhouse Road).

Rezoning Request

The United City of Yorkville’s Planning and Zoning Commission is tentatively scheduled to conduct a public hearing on the rezoning request on Wednesday, March 13, 2019 at 7 p.m. at the United City of Yorkville, City Hall, located at 800 Game Farm Road, Yorkville, Illinois 60560. All interested parties are invited to attend the public hearing and will be given an opportunity to be heard. Each request will be discussed as a separate motion. Any written comments should be addressed to the United City of Yorkville Community Development Department, City Hall, 800 Game Farm Road, Yorkville, Illinois, and will be accepted up to the date of the public hearing.


Annexation Agreement Amendment Request

The United City of Yorkville’s City Council is tentatively scheduled to conduct a public hearing on the proposed amendment to the Windmill Farms Annexation Agreement request on Tuesday, March 26, 2019 at 7 p.m. at the United City of Yorkville, City Hall, located at 800 Game Farm Road, Yorkville, Illinois 60560. All interested parties are invited to attend the public hearing and will be given an opportunity to be heard. Each request will be discussed as a separate motion. Any written comments should be addressed to the United City of Yorkville Community Development Department, City Hall, 800 Game Farm Road, Yorkville, Illinois, and will be accepted up to the date of the public hearing.
