GC Housing Development, LLC, has purchased a 3.4 acre parcel of land located at the northeast corner of Walnut Street and Freemont Street in Yorkville. They have begun development of that parcel to construct a two-story senior independent living rental facility dedicated to housing persons 55 years and older. The facility, commonly known as Anthony’s Place, will contain 33 one-bedroom residential units and 18 two-bedroom units. Additionally, the project will include surface parking, and a common area to house a fitness room, community room, and several other amenities for use by residents. The structure will face and have a vehicle access lane off of Freemont Street.
In January of 2016, the property was rezoned from the R-1 Single-family Suburban Residence District to the R-4 General Multi-family Residence District. A public hearing was held, testimony was taken, and the Plan Commission recommended approval of the rezoning to the City Council which then approved the rezoning on February 23, 2016. This zoning change is consistent with the newly updated Comprehensive Plan’s future land use recommendation for this area of Yorkville (mid-density residential).
The property is currently being utilized as an agricultural land use. Directly to the north of the property, there are commercial uses including the Jewel adjacent to U.S. Route 34. To the east of the property there are several single family homes as well as a townhome development along Landmark Avenue. St. Patrick’s Church is located across Walnut Street to the south. Finally, there are six townhome structures to the west of the property. Anthony’s Place will be consistent with the multi-family residential neighborhood character of the area.
